This time of year rats, mice and other varmints get in garages to stay warm and we rely on these to seal garages from those issues. And they work very well! The quality is very sturdy and it is easy to install with 2 people. When the garage is closed it is completed sealed!

Got the one recommended by the handyman, I’m sure he installed it correctly. $350 later, all told, and the mice are still getting in. Would not purchase again.

I have had this on for about a month now and purchased this specifically for the rodent proof and did not mind paying the extra for it. If this is what you are looking for do not buy since it is going to start to fall off within the month. What ever glue they are using it needs to be replaced or some other type of system needs to be used.

This photo looks so nice! Omg, did I have to wrestle with that rubber (with lots of steel wool) to get it on!!! I recommend having a second person present to hold up the rubber piece as you fit it on. There was no way that wd-40 just once, in the channels, was going to just slide onto a 16 foot span of the track (Dream about it.) Wear clothes that you don't mind saturating in wd-40 as it will be dripping everywhere. I like the concept. I hope this works. The mouse droppings in the garage are gross, so this could be an important and useful deterent but you are going to have to earn it! Also taking the rubber portion out of the box first, bending it in half and putting bricks on it while you put on and cut the track would probably have helped. The solid and we'll made metal went up fine, as expected.

This kit consists of three main parts. The aluminum extrusions that hold the seal, the rubber seal and an additional brush type seal. The aluminum extrusions are sturdy, well made and easy to install by using the included self drilling screws. The seal is a bit tricky to install you are required to keep the seals's t-flanges aligned while sliding them into 16' of extrusions. You will need help with this as the rodent proof lining makes the alignment process a bit tricky and the slots generate quite a bit of friction even when they are lubed as recommended. One installer neeeds to pull the seal while the second needs to guide the seal. You will want to wear gloves as recommended since the rodent proof lining contains tiny sharp glass rods. Once the seal is installed, installing the brush is easy.The seal appears to be durable and weather tight. I also expect that the rodent proof lining will be effective. It's nasty stuff. Fortunately you only have to handle it once.

This product consists of 4’ aluminum angle-iron track sections with channels on the bottom, plus a rubber barrier strip and a brush strip, that slide into the channels. The barrier strip is lined with a metal screen which stops the rodents, plus a fibrous layer on top of that. The barrier and brush strips are each one piece, as long as the model of door seal you have selected. I understand the function of the barrier strip, but not the brush strip, I would think the mice could easily get past that..First the aluminum tracks are attached to the bottom of your door with the screws provided. Note that you will have to cut the track to get around any hinges or handles that may be in the way.Then the barrier strip is threaded into the channels, and this is where I ran into trouble. My door is 8’ 10” wide, and the first one to two feet went in easily enough, but after that it began to bind. I also had a problem where the channel popped out on one side, and I was never able to get it back in. If the tracks are not perfectly aligned, that’s a problem, too. I finally had to cut the barrier strip into three sections to facilitate installation.I used plenty of WD-40, as suggested. One thing that may have been a problem for me was that I was forced to buy the 16’ model, as this is the only 1 ¾” wide model that Amazon seemed to have, so there was lots of excess barrier strip getting in my way.If you do decide the buy this product, I can offer a tip for cutting the rubber barrier strip. You will need a pair of heavy shears or snips, as the instructions indicate. You might think the shears work best low-down near the pivot point for maximum force, but I found they cut best at the tip, 1/8” at a time.This product strikes me as a clever idea that could have been designed and engineered better. Perhaps if the barrier strip could be made in interlocking sections, or made such that it could be assembled on a workbench and just snapped into place on the door.If this isn’t bad enough, it seems I may have bumped the electric-eye sensor for the door, because now my garage door opener doesn’t work. Not the manufacturer’s fault, of course, but just the icing on an already poisoned cake.The package includes a card that suggests a buyer having problems contact the manufacturer before returning the product or filing a negative review. It was New Years Day when I completed the installation, so that didn’t work for me.In summary, though this is a good concept, I found the installation difficult, and cannot recommend this product as it stands.

First, I do believe it is a good product that will do the job of keeping unwanted pests out of our garage. Second, you definitely need at least 2 people to install. As instructed you need to have a soapy or silicone spray handy. Bear in mind it does assist in the rubber sliding, but it also gives the rubber more opportunity to slip out of the track. And, be sure to slip the brush into the track along with the rubber. My biggest hangup was my issue alone...I had lousy drill bits and none of them were helping my install. After completion I have done ample research on the best drill bits. All in all I like it and felt it was worth the price and the labor.

Worked as expected. I sometimes still need to force garage door lower as the broom part sits below rubber and doesnt bend back easily so it stops the door before rubber hits. As the broom is being bent back enough over time it is working okay. I realize broom cant be too flexible as it suppose to help deter rodents, right, but for my wonky old door system it's a slight pain.
