Stays rubbery which makes it a bit difficult to use, but I don't believe it'll ever get hard and crack like other sealants. Paint doesn't seem to like it. Not that it isn't paintable, but the spray paint I used made it look like it has cracked, though it is still rubbery. Still I'm really happy with the product.

This is the recomended caulk for motorhome side caulking. It dries quick, so if you tape off edges, pull tape just after caulking. It is pretty thick and does not sag. Goes a long way and this is the recomended caulk fot RVs. I cleaned area prior to using with denatured alcohol to insure it sticks well and it does.

This stuff is troublesome when you first put it on, it does not sag, so patience and taking your time is the key to even application. Then the next day, the rubber roof develops wrinkles that will convince you that you have made a huge mistake. But after a couple more days, the wrinkles disappear and the roof fall back down tight as a drum. Problem solved! Great product, highly recommended.
