I was recommended this product by a pest control company. I Really like the concept and install wasn’t bad esp with WD40 and extra pair of hands. But every so often it pops out n idk why I might just clue it at this point

Since putting this on my garage, it has been mouse proofed for 3 months so far! Easy assembly and really good quality in rubber and steel mesh.

The product claims to keep mice out, which is why ordered. It was difficult to install, and then the wire part isn't even inside the rubber it's like a sheet that is glued over the rubber. It has been installed for 2 days and it already came off!! I am incredibly disappointed with this product and if I had moved into my new home sooner, and had time to install it prior to the return window closing, I absolutely would have demanded a refund. This item does not work like it says and it is total garbage. I paid $180 for a piece of rubber. I could have gotten a normal seal from the local hardware store and saved $150. I feel totally ripped off.

The installation is a pain and the quality/height of the seal is pretty low.Given the price hoped it would have more of a padding. My floor is not very level so this is an issue for sure.

Always a great product for rodents! We use this for clients at my company, it’s pretty easy to install other than getting the seal onto the track, that can be super challenging. Make sure to use some tho of silicone and it’ll help it. Make sure you devote 2 people to the task!

Installation took 2 people. Definitely use WD 40 when installing the reinforced rubber and brush bottom in the tracks. Make sure you measure the thickness of your garage door and purchase that size. My doors are 2" thick, but the previous owner only used 1" thick. I'm sure that was part of the reason mice could enter the garage. Would have given 5 stars, but because I have 2 - 9'W doors, I had to purchase 2 -12'W kits which cost more and created more wasted product. I believe the kits only come in 8', 12' & 16' W units. If you purchase the 12' kit, it will come with 3 - 4' long sections, however, the reinforced rubber bottom and brush come in one long section each. Go for it!

I rarely do reviews but thought I would on the garage door seals. First, I have had mice getting in my shop and the 25 year old seals were wasted. I thought about just buying the same type inexpensive seals until I saw these. They are a definite improvement and I really like the built in steel wire rodent blocker.Install is a bit time consuming as I had three doors to do by myself. Directions are decent I used Tri Flow as the lubricant and had no issues with the seal installation into the tracks.

This was so much easier to install vs the other 2 brands that we tried on Amazon. We have 10 doors here at work to replace and after this install, we will do the rest with this product.Pros:- First night of rain testing, we came back the next day and had no water coming in finally!- It comes in 4' sections. On our 12' door, the ability to put up the first two sections is the best thing ever. Now you can put the seal and brush on without going through the side of the door frame like the other brands.- Make sure to use WD40 to spray the rails where the rubber and brush go in. If you do, its a cakewalk and installed less than 2 minutes.- The "L"shape design allows you to screw (self-tapping) screws into the side vs the bottom.Cons- The screws they provide are smaller... not saying they won't work but we opted out for a 7/16 larger self-tapping screw.
